HOW CAN GUESTS BOOK MY VACATION RENTAL?

Guests can book online 24/7 on all our listing platforms, including Google, VRA, Airbnb and VRBO. Guests always have access to our team if they have questions and we speak with each and every guest prior to booking or within a short time after booking online. 


HOW DOES VRA ADVERTISE MY VACATION RENTAL?

Vacation Rental Authority lists your vacatiion rental on all the major national sites as well as CDA's most prominant listing site, Vacation Rental Authority. Your vacation home will be found on VRBO, Google, Airbnb and VRA. Other sites like Booking.com will also be part of our marketing package in anticipation of their perfomrance improving. 


HOW DO YOU HANDLE MAINTENANCE IN MY VACATION RENTAL?

One of our most valuable services is our FREE maintenance program. Each and every service request initiated by a guest will be addressed by our in-house maintenance team. Since 70% or more of these calls can be completed within 30 minutes, there is no cost to you as a homeowner.  If a licensed service provider is required, we will take care of that process for you as well so your property is maintained, the guest is happy and you are not required to seek out and find a technitian. We have the people, we have the knowledge, we respond asap and we make it right.  


HOW MUCH DO I PAY FOR LINENS EACH YEAR?

Nothing, simple as that. As a client of Vacation Rental Authority, you never pay for linens or towels. We provide Blue-Ribbon quality sheets and towels for our guests and if an item is worn, damaged or stained, it is replaced immediatly at no cost to you or the guest. 


HOW DOES VRA DETERMINE MY NIGHTLY RATE?

We utilize industry leading DYNAMIC PRICING to set nightly rates.  Our dynamic pricing tool allows howeowners to set the minimum price they are happy with and then our technology goes to work. Dynamic pricing analyses pricing from your competitors, pulls occupancy levels from listing sites like VRBO and Airbnb accross our area and then adjusts pricing to address high demand nights for up to 18 months in advance. Not only does it increase rates for high demand nights like the 4th of July, it lowers rates on low demand dates to increase your occupancy. Remember, you can set your minimums to assure your renting your home for a value you believe in, our system adjusts to maximize all opportunities. 


IT'S MY HOUSE, HOW MUCH CAN I USE IT?

Owners may use their vacation homes whenever they want. We do not limit owner use and we offer discounted cleaning fees if you want us to clean up for your next guest so you can enjoy all the luxury of owning a vacation home without all the work and cleaning. 


HOW DO YOU HANDLE NOISE COMPLAINTS?

We offer all our clients access to our decible monitoring system. This unabtrusive fly-on-the-wall monitors noise events and quietly notifies guests via text to privatly adjust their volume. By adding this neighbor friendly device to your vacation rental, we keep complaints down, keep guests and neighbors happy and keep your property protected. 


WHO PAYS THE SALES TAX

Vacation Rental Authority pays the sales tax for all your vacation rental sales. You do not need to file, pay or manage any of the sales taxes.
